W. Lake St. & Irving Ave. S.
Built in 1928, the Lake/Irving Building has provided Uptown with excellent retail space for many years. The 6,000 square foot building features a 35-stall surface parking lot behind the building.
In 1993, The Ackerberg Group completely modeled the building. Work included modifications to existing store fronts, addition of windows, restoration of brick exterior, restoration of vintage façade details including dentils, lights, signage, roofing, and site work. Work also included construction of a “vanilla shell,” including restrooms and mechanical systems for restaurant, and complete turn-key construction for a 4,100 square foot salon and spa, and a 1,225 square foot clothing retailer.
The design objective was to enhance the existing architecture by removing the existing front canopies, bringing the storefronts flush with the sidewalk, and accentuating the existing details of the building, including the dentils and rosettes. In addition, delicate lighting fixtures, subtle tenant signage, and artistically interesting murals were added to the project.
After the completion of the renovation in late 1993, the building housed Pasta International (restaurant), Tom Schmidt’s (salon), Giorgio’s (restaurant), and Dee’s Consignment Shop (clothing).
The project team consisted of:
- Kriss Novak – then Senior Vice President, The Ackerberg Group, Developer
- Alan Ackerberg – then Senior Vice President, Ackerberg Construction, General Contractor
- Larry Gergen – then Senior Vice President, The Ackerberg Group, Asset Manager
- Charlie Gravelle – then Property Manager, The Ackerberg Group, Project Property Manager
- Alan Bloom – then Vice President, The Ackerberg Group, Project Leasing Agent
The Lake/Irving Building has since been sold.
