Lagoon Ave. & Emerson Ave. S.
Located in the hip, Uptown neighborhood of Minneapolis, Lumen on Lagoon (“Lumen”) is a recently completed 5-story, mixed use project containing 44-unit residential residences above 11,753 square feet of street-level commercial space.
The 11,753 leasable square foot commercial condo at Lumen is fully-leased to six tenants. The building is located at the corner of Lagoon Avenue and Emerson Avenue South. Lagoon Avenue is a major commercial street running west through Uptown. The intersection carries 15,000 vehicles per day west bound, with another 15,000 vehicles per day carried on east bound Lake Street, which is one half block to the south of the property.
Completed in May 2007, Lumen was designed by ESG Architects and constructed by McGough Construction. The condominium association is managed by Gassen Companies.
Lumen is 100% leased to six commercial tenants: Snap Fitness, CorePower Yoga, TCM Health Center, Covered, and Status. Snap Fitness is a 24/7 gym that opened in October 2007. CorePower Yoga is a Colorado-based, high-end yoga studio. TCM Health Center is a Chinese medicine clinic that has operated in the area for over 20 years. Covered is a high-end men’s and women’s clothing boutique that has another store in the Dinkytown area of Minneapolis. Their corner space opened in April 2008. Status is a shoe store specializing in upscale and designer sports shoes. Previously a tenant of Uptown’s Calhoun Square property, Status relocated in June 2008 due to the repositioning of that property.
With a population over 35,000 people, an average income over $56,000, and over 12,000 jobs within one-mile, the immediate Uptown area has an attractive demographic profile. Uptown attracts visitors from outside of the community, as it contains numerous shopping, dining, entertainment, and recreational opportunities
