1101 West Broadway Building

Come May 2007, the southwest corner of West Broadway Avenue and Emerson Avenue North will house new life. After being vacant and boarded for 10 years, the 1101 West Broadway Building began a major renovation project. The renovated building will have a new coffee shop, credit union, and community building organization.

The Ackerberg Group, Welsh Construction, Emerge Community Development (ECD), and City County Federal Credit Union (CCFSU) teamed together to respond to a City of Minneapolis RFP-process for the long-vacant building that the city acquired. The city awarded the opportunity to the team and construction began in October 2006.

The 1101 West Broadway Building was in a serious state of disrepair when the project began. The BKV Group is providing architectural services for the project and Welsh Construction is the general contractor. The $4 million renovation requires significant tuck-pointing, the addition of an elevator, new roof, all new mechanical, electrical and plumbing, and the replacement of the storefronts. A new parking lot with 69 stalls and a drive-thru bank will sit behind the building.

Emerge Community Development, a subsidiary of Pillsbury United Communities, is an organization that provides workforce training community development. ECD will occupy the entire second floor.

City County Federal Credit Union was founded in 1928 and is considered one of the top credit unions in Minnesota. The opening of the North-Central branch will bring CCFCU a total of nine branches, all of which are located in Hennepin County. The credit union will occupy a majority of the first floor and feature an ATM on Broadway and drive-thru services accessed from the rear parking lot.

The Bean Scene, a Northside coffee shop, will join the project and open its second location. The Bean Scene will offer a variety of beverages and select food items. Their first location at West Broadway and Penn Avenue North received the 2005 Golden Cup Award for Excellence in Coffee and the West Broadway Business of the Year Award.

Upon its completion, the 1101 West Broadway Building will bring new life to this historically important corner in North Minneapolis. The Ackerberg Group and its partners are committed to the Northside community and are thankful for the opportunity to assist in West Broadway’s rebirth.
