Partnership to renovate church, add retail and condo building
Minneapolis, MN - The Ackerberg Group was selected as part of a partnership that will renovate a church and add a retail/condo building within the Lyn-Lake area of Minneapolis. The partnership, comprised of Salem English Lutheran Church, Lyndale United Church of Christ, The Ackerberg Group, Brighton Development Corporation, and Urban Anthology, will add vibrancy to the site that is currently owned by Salem English Lutheran Church.
The two congregations would renovate the 1904 church and construct a new lobby. A new four-story, condo building with approximately 16,000 square feet of ground-level retail space would line Lyndale Avenue. The Ackerberg Group and Urban Anthology would co-own and develop the retail space, while Brighton Development Corporation would be the lead developer of the project and develop the housing component. The project would likely begin construction in fall 2008 and would take approximately one year to be completed.
Urban Anthology is an Uptown-based, boutique commercial real estate brokerage and development company that specializes in urban retail properties.
The Ackerberg Group has over 40 years of commercial real estate experience, focused on creating vibrant neighborhoods through viable projects that contribute to the community. The Ackerberg Group has developed, renovated, or owned in excess of 4,000 housing units and over 7 million square feet of retail, office and industrial property.
Brighton Development Corporation has over 25 years of urban development experience, primarily in developing quality, urban, rental housing.
Salem English Lutheran Church began in 1890 and built its home at 28th Street and Lyndale Avenue in 1904 and expended in 1963.
Lyndale United Church of Christ has been located at 31st Street and Aldrich Avenue since 1923, though its ties to the Lyn-Lake community date back to the late 1800s.
The congregations will maintain their separate identities, the unique partnership will allow for the sharing of an updated facility and improved long-term viability.
ESG Architects will be the master architect for the project. ESG Architects has over 35 years of experience and has designed many urban projects in the area, such as Lumen on Lagoon, Excelsior & Grand, Edgewater, and the Midtown Lofts.
